IPD Environment Code: Measuring the environmental performance of buildings

BNP Paribas Real Estate has sponsored the IPD Green Code, which was launched to the property industry at the end of February in association with IPD, Bureau Veritas, Barclays and CBRE.

The code provides a defined framework for collecting environmental performance information and will be used to measure how ‘green' or environmentally friendly buildings or building portfolios are.

The Environment Code will enable property professionals to be better equipped to support environmental objectives through:

  • Enhanced environmental performance: with good information gathered on environmental performance, managers are better equipped to take targeted action to improve environmental performance
  • Supporting corporate reputation: not only by helping an organisation to meet an increasing range of environmental obligations (statutory or otherwise), but also through compliance with a recognised ‘industry standard' for environmental performance measurement
  • Improved risk management: with a clear picture of the environmental risks associated with an estate, managers will be able to take effective mitigating action to reduce corporate risk
  • Better procurement: with better understanding of an estate, managers will be able to set more sophisticated environmental specifications for the procurement of new buildings or refurbishment of existing buildings
  • Benchmarking: as well as comparing the environmental performance of buildings within an estate, the Environment Code enables users to compare their performance against other Code compliant organisations

The Environment Code breaks down and measures environmental information in to the following categories:

1. Core Measurements (representing the most significant environmental challenge to building managers at present):

  • Energy
  • Waste
  • Water

2. Qualitative measures (which come together to form an ‘Environmental Health Check'):

  • Transport & travel
  • Equipment & appliances
  • Health & Well-being
  • Adaptation to Climate Change
